About This Home

The best recommendation St Winifreds Avenue could have is the family at number 11. They were living just around the corner on Te Aroha Street when they bought here in 2003, so they chose this street knowing exactly what it was like. More than twenty years on, they have raised their family on this quiet Hamilton East cul-de-sac, where character homes sit on generous sections and the city is close without ever feeling like it is on top of you.

The house is a 1920s weatherboard, and it has the one thing a new build cannot offer: character earned over close to a century. It has also been properly looked after, with a new iron roof, insulation above and below, and partial double glazing fitted within the original timber joinery, not swapped out for aluminium. The expensive, unglamorous work is done, which leaves the character to simply be enjoyed.

The kitchen has been redone around a central island bench, and a gas fire set within the original fireplace keeps it warm through a Waikato winter. The house lies beautifully for the sun, and double glazed French doors open from the dining room onto a sun-drenched deck, so the living areas flow easily outside on the good days. When the day is done, the lounge is tucked away, cosy in a way that open plan never quite manages.

There are four bedrooms across two levels. Downstairs, two doubles keep their high studs, and the family bathroom has a freestanding bath for slow evenings and a double vanity that makes busy mornings noticeably more civil. Upstairs, the main bedroom has been reworked from the ceiling down, with a vaulted ceiling, wardrobe, and a tiled ensuite. It feels like a retreat rather than just another bedroom.

Outside, the garden has been planted with a keen eye for every season: vegetable beds, a steady supply of feijoas, citrus, and berries, specimen trees for shape and shade, and flower beds that keep a vase filled through the year, all set across an 809 square metre freehold section. A single garage with workshop space takes care of the tools and the projects.

Then there is the location, which is what brought the owners here in the first place. The street sits within the enrolment zones for both Hamilton Boys’ High School and Hamilton Girls’ High School, with Boys’ High a short walk from the front door. Claudelands Park is close by, Woolworths supermarket and Grey Street’s cafés are an easy walk and the area will continue to be desired.

The feijoas will still fall every autumn. They just need a new family to pick them up.

Location & Surroundings

Hamilton East is one of the city's most well established suburbs, and St Winifreds Avenue sits quietly in the middle of it. The streets here are wide and tree lined, the sections are generous, and the character homes have been in place long enough to feel like they belong. The cul-de-sac keeps the through traffic away, so the address is central without being busy.

The Waikato River is a short walk from the door, and with it comes some of the best walking and cycling in Hamilton: the riverside paths run for kilometres in both directions, past mature trees and open reserve, and they carry you toward the central city without ever putting you near a main road. On the other side of the suburb, Grey Street is the heart of Hamilton East village, a strip of cafés, a grocer, and everyday shops that people walk to rather than drive to.

The central city is close. You can be across the river and into town in a few minutes, and yet the neighbourhood keeps its own slower rhythm, the kind that newer subdivisions rarely manage. The University of Waikato is a short drive east, and Claudelands Park, with its playground, events centre, and weekend farmers' market, sits just to the north. It is a pocket of the city that has held its appeal for decades, and there is every reason to think it will keep holding it.
