SOLD STORIES
01 / THE HOME
Some homes are made for a particular kind of family life, and this is one of them. I should know. My wife spent her childhood here, and I have heard the stories of summers in the pool and birthdays in the back yard more times than I can count. Five bedrooms and two living areas across two levels mean everyone has a corner of their own, a place to spread out on a busy Saturday and a place to retreat to when the house gets loud. Downstairs is the kind of space children grow into rather than out of, the room that starts as a playroom and ends up as the teenage hangout. Outside, the fenced salt-water pool is where summer afternoons happen, with a reserve alongside for a little extra breathing room and Chartwell just minutes away. It is a well established home that has been lived in properly, and loved properly, and it shows in all the right ways.

AUCTIONEER
THE CONSIDERED PLAN
A day to work towards. We chose auction. It gave everyone a date to hold onto and a clear finish line to plan around. Just as importantly, it let the people who wanted this home most decide what it was worth, out in the open and on the same day.
Finding the people it was meant for. Thirty-one viewings in under four weeks. Some people walked in and knew within minutes it was not for them, and that was fine. A home like this is not for everyone. We gave our time and attention to the ones who kept coming back, and who asked the questions that tell you someone is already picturing themselves there.
Every word, every week. A written update each week, with honest feedback from every buyer who came through. The encouraging news and the harder news, both laid out plainly, so the owners always knew exactly where things stood and were never left wondering.

THE NEXT CHAPTER
On auction day, three buyers came into the room, each quietly hoping this would be the one. Two of them bid. Hugo, who has been calling our auctions for just over a year (and we love him for it), knew this home as well as any of us, and he carried the room with warmth as well as pace. When the bidding paused, the conversation carried on outside the room, one careful step at a time, until together we reached $1,250,000. Handing over the keys to a house that holds so much of my wife’s childhood was not something I took lightly. Knowing it has gone to a new family who will love it for the seasons to come makes it feel exactly right.
