SOLD STORIES
01 / THE HOME
Lucy and Brett had looked after this home beautifully, and it showed. Built by Stevenson Designer Builders in 2012 and updated extensively with care since, including a kitchen renovated around five years ago, it offers four bedrooms, two living areas and around 271sqm of space that feels connected rather than cavernous. Two Escea gas fires and zoned heating and cooling keep it comfortable all year, and the triple garage gives hobbies a home of their own. Outside, established landscaping wraps the heated mineral pool in a surprising amount of privacy, the kind of setting that makes a Flagstaff evening feel like a holiday. With a move on the horizon, Brett and Lucy had done the hard work of getting it market ready. My job was to make sure that work was rewarded.

THE CONSIDERED PLAN
Ready from day one. Lucy and Brett had done the hard work before we launched, so the home was at its best from the very first open home. There were twenty-six viewings in the first six days. Within a week, a buyer had put an offer on the table. That kind of early momentum only comes when a home is ready to be seen.
Turning early interest into competition. An early offer is a good sign, but accepting it straight away would have meant selling without knowing what the other buyers would do. So we brought the deadline forward. Every serious buyer had the same chance, on the same day, and the first offer had to stand up against everyone else’s.
Looking beyond the number. Three offers came in on deadline day. Price mattered, but so did the conditions attached to each one, because a strong figure only counts if it holds all the way to settlement. The winning offer was both the highest and the cleanest, subject only to finance.

THE NEXT CHAPTER
On deadline day, three buyers made their move. The winning offer came from buyers who had been searching for some time, and who knew from their very first visit that they had found it. At $1,880,000, subject only to finance, it was a result Lucy and Brett could feel good about, and a home handed on to people who already loved it. All that was left was to look ahead to what comes next.
