SOLD STORIES
01 / THE HOME
For years, 32 Marnane Terrace was Tania and Jody's family home. They raised their children there, at the end of a quiet cul-de-sac in St Andrews, with the golf course and river walks close by. Five bedrooms, three bathrooms and two living areas gave everyone room to spread out. Downstairs, a theatre room with its own kitchenette hosted the movie nights and sleepovers, and the salt-water pool and spa took care of summer.
When the time came, they subdivided the site and built 32A next door, for the life they wanted next. Built by Goldsack Builders in the 2020s, it was designed down to the last detail: two bedrooms, two bathrooms and a study, high ceilings that make the living area feel far bigger than it is, hidden storage that keeps everything in its place, underfloor heating, and a gas fireplace for winter evenings. Outside, a louvred entertaining area opens onto the garden, and an outdoor bath waits at the end of a long day.
32 sold to a wonderful family who rented it and looked after it beautifully. Then Tania and Jody set their hearts on a new build in Raglan. Getting there meant selling both Marnane homes at the same time.

THE CONSIDERED PLAN
One campaign, two homes. We took both to market together on a three-week deadline. Each home was marketed as a home in its own right, so neither felt like an add-on to the other. Buyers who came to see one often walked next door to see the other, and more than one family pictured buying both, with generations living side by side.
A deadline to focus minds. Many of the people drawn to 32 had a home of their own to sell first. A deadline gave everyone a clear date to work towards, while leaving room for buyers to bring their best offer forward.
Shown at their best, every time. 32 was tenanted throughout the campaign, which can make selling tricky. Thanks to real flexibility from the family living there, every viewing felt like walking into a home, not a rental. Next door, 32A drew 29 groups in its first week alone, and Tania and Jody kept it immaculate through every one of them.

THE NEXT CHAPTER
At 32, two buyers had done their homework. Each had come back for more than one look, and each arrived on deadline day with a building report in hand, ready to make it theirs. When the deadline closed, two offers were on the table, and the home sold for $1,250,000. Next door at 32A, four offers landed at deadline, and it sold for $1,010,000. Two homes, two campaigns, one deadline, and both found their new owners on the same day. After years of building a life on Marnane Terrace, Tania and Jody could finally pack up and point the car towards Raglan. Enjoy every minute of it, you two.
